Tip #6 Tax Assessments-What They Really Mean
Tax assessments are sometimes used to assists buyers and sellers of Real Estate to set a baseline of what the home is really worth. Tax assessments generally trend the same direction by neighbourhood and your Realtor can assist you in determining the trend and weather homes should be valued a certain percentage above (or below) the tax assessment. There are always exceptions to the rule where a homeowner individually goes in to make a case of why their assessment is too high (or too low) and successfully has their assessment changed. One of the key items that must be remembered about tax assessments is that it was assessed generally 6-9 months prior to its current market and therefor may not reflect the market conditions. This is why it is important to look at the neighbourhood and the trend between sold prices and tax assessment.
