Feedback is very important and it can significantly assist both the agent and the seller in understanding and responding to what buyers may be looking for from your Vernon home. If as a seller you are not receiving feedback on a consistent basis you should quickly address this situation as it is the agent’s duty to provide it. Now in some cases, it may take up to 72 hours to hear back from other buyer agents (as they are very busy) but it is important you are still receiving it. The agent who is unable to consistently provide feedback as a core level service should not be hired to represent you. It is your right to receive feedback as it provides many insights into what buyers think of your home and your home marketing plan.

Once we know we are in a multiple offer situation (more than one offer has been submitted or we have been told that more than one party will be writing an offer), we ask for written permission from the seller to place all buyers in competition for the home. We then inform all buyers that they will be competing on price, dates, terms, and conditions.

- The first reaction most sellers have when they get an offer 7%-9% or more above the list price is that they instantly want to accept it, especially if the price is most important to them. Before getting too excited, the critical first step is always ensuring a REVIEW OF ALL THE OFFERS by examining and comparing the terms/conditions, price, and dates regardless of how strong one offer appears, at first glance, over another. It is also equally important to not only understand the background of the buyers but also their agents. Not all buyers meet the criteria to close and not all agents are created equal in terms of their abilities to assess this!

Be contract savvy! Review contracts in advance so you know how conditions/subjects, terms, and deposits work.
